Oswego panel in favor of project featuring drive-thru Dutch Bros Coffee

The Oswego Planning and Zoning Commission recently recommended approval of a request to annex and rezone property for a proposed development near the intersection of Route 34 and Ogden Falls Boulevard that would include a Dutch Bros drive-thru coffee shop.

The Oswego Village Board will have the final say on the proposal.

Oak Brook based-Quattro Development LLC is seeking annexation and rezoning for two parcels on the south side of Route 34 just east of the intersection for a drive-thru Dutch Bros Coffee shop and a commercial building.

The site is currently vacant and in unincorporated Kendall County.

Roughly one-third of the site, located furthest west, was annexed into the village in 1988 and is zoned as a B-1 Regional Business District, village officials said.

“The petitioner seeks to annex the remaining two parcels,” village of Oswego Planner Jeff Lind said in a report to the commission.

Property annexed to the village is automatically classified as single family. However, the developer has petitioned the village to rezone the two parcels to the B-1 Regional Business District, which is consistent with the village’s comprehensive plan, Lind said.

The proposed site plan depicts two newly subdivided lots, Lind said.

The furthest west lot is about one acre and would be the first lot to get developed for the coffee drive-thru, he said.

Dutch Bros started as a pushcart coffee operation in downtown Grants Pass, Oregon, in 1992, according to the company’s website. Franchising began in Oregon in 2000 and the company now has more than 1,000 locations across the country selling coffee, smoothies, energy drinks and sodas.

The second lot in the proposal is also about one acre and the site plan shows a future 2,371-square-foot commercial building at the location. However, the developer does not have plans to develop the second lot right now and there is no known use for the time being, Lind said.

Village staff has recommended the developer remove the site plans for the second lot to allow for more flexibility for an eventual owner.

“Let’s hope you come back with something nice for the second parcel,” Planning and Zoning Commission Chair Charlie Pajor said after the group’s vote to recommend the project to the Oswego Village Board.

Representing Quattro Development at the commission’s meeting was Mike Haigh, director of Planning and Development for the firm. He said the site plan for the first parcel proposes a 989-square-foot drive-thru-only building for Dutch Bros Coffee.

The developer was asked why the company chose the specific location given a coffee shop is located close by.

“Dutch Bros is a very large company based on the West Coast. They are on a big Midwest/Chicago area kick. We have been able to work with them on several other projects,” Haigh said.

“While they are for coffee users, a significant portion of their sales are in the afternoon – specifically energy drinks and Gen Z drinks. They are not specifically just a coffee shop. They do not view themselves as direct competitors of coffee-only sit down. They do a significant portion of their sales – more than 50% – to non-coffee drinkers,” he said.

As for access to the site, the representative said the developer is working with village staff to ensure access and traffic management is appropriate for the location.

The village is supportive of right-in right-out traffic access for the site, Lind said.

Trump Unveils Japan’s First Wave Of Mega US Investments: Oil, Gas, Minerals From Ohio To The Gulf

Trump Unveils Japan’s First Wave Of Mega US Investments: Oil, Gas, Minerals From Ohio To The Gulf

Details of the much anticipated US-Japan trade mega deal have finally been revealed. First, Trump previewed in a Truth Social post on Tuesday: “Our MASSIVE Trade Deal with Japan has just launched!” He then boasted that “The scale of these projects are so large, and could not be done without one very special word, TARIFFS.”

The total $550 billion commitment features Japanese plans to invest up to $36 billion in US oil, gas and critical mineral projects. On this, Japanese Prime Minister Sanae Takaichi affirmed in a fresh statement: “We believe this initiative is fully aligned with its core objectives: promoting mutual benefits between Japan and the United States, ensuring economic security, and fostering economic growth,” she wrote.

Source: The NY Times

This is to include a synthetic industrial diamond manufacturing facility located in the US state of Georgia. According to a newly published fact sheet to the US Commerce website, diamond grit, dust, and powder rank among the most essential inputs in American industrial manufacturing.

Commerce further explains that diamonds’ extreme hardness and superior wear resistance make them indispensable across a range of high-precision and heavy-duty applications, directly tying them to both economic strength and national security. Crucially, the materials play a central role in semiconductor fabrication, automotive production, and oil and gas exploration, where cutting, grinding, drilling, and polishing performance are mission-critical.

But the most significant investment is a natural gas facility in Ohio. At an expected cost of $33 Billion and generation capacity of 9.2 GW, it is already being hailed as the among the largest natural gas generation projects in the world.

Trump has described it as “the largest in History” and Japan’s Ministry of Economy, Trade and Industry has listed SoftBank Group as the company overseeing the project. Japanese companies Toshiba Corp. and Hitachi Ltd. have also expressed interest in participating in the gas project, per Tokyo officials.

If the facility reaches full output, it would generate power comparable to nine nuclear reactors – roughly equal to the electricity demand of about 7.4 million homes served by the nation’s largest grid, according to Bloomberg, to be operated by PJM Interconnection LLC.

The second major initiative involves a deep water crude export terminal in the Gulf of America (previously Gulf of Mexico), according to Commerce Secretary Howard Lutnick. The $2.1 billion Texas GulfLink project, to be operated by Sentinel Midstream, is projected to facilitate up to $30 billion in annual US crude exports at full capacity, the US fact sheet indicates.

The full Trump post…

President Trump had first announced in mid-July that he reached a “massive” trade deal with Tokyo that will set tariffs on Japanese imports at 15%. This weeks marks the first time that specific large projects have been confirmed as central to the deal.

Meanwhile, Rabobank comments that the rollout of these initial three projects “is much more significant than it looks: it’s proof of concept that the US can tell trade and security partners where to place their capital back into the US, rather than them just pushing it into US stocks or bonds. Some may knock this in the same way they do US non-FTA trade deals – but they are still paying those tariffs, so will likely invest as asked.”

China has been watching this unfold closely, given this for sure means deeper and deeper US military commitments to Japan – as has been a growing trend – at a moment Tokyo has been less ‘neutral’ regarding contested Taiwan’s status and what it might be willing to do to defend the self-ruled island.

Cristo Rey College Prep incorporates AI into curriculum: ‘This is going to change everything’

As soon as Cristo Rey St. Martin College Prep social studies teacher Jon Taus learned ChatGPT was making its platform available to the general public, he knew the impact on the school community from artificial intelligence (AI) would be enormous.

Quickly trying out the ChatGPT technology, Taus said what he quickly learned was more than he anticipated. He realized he could help students learn more and write better. They could also have a virtual conversation with historical figures like George Washington.

“I fed in the directions for what I wanted, and quickly, I have an A+ answer,” Taus said. “I realized this is going to change everything. It’s only going to get better. I knew it was going to help with everything.”

Before Taus discovered the benefits of AI, he spent 100% of his time at Cristo Rey teaching American history and American government. Now he is also the school’s director of AI integration, and it is approximately 50% of his job.

Cristo Rey St. Martin College Prep is currently in its third year of using AI as an integral part of both the school curriculum in Waukegan and its work-study program, where many of the students are using it in their jobs in the community where the school places them.

Delving into AI during the 2022-2023 school year, Taus found more and more ways his history and government students could use it. Whether it was having virtual conversations with people from history or becoming better writers, it had a variety of uses.

Preston Kendall, Cristo Rey’s president, said the school’s AI program was put in the budget for the 2023-2024 school year. It has had a place there every year since. Teachers use it to more efficiently prepare lesson plans, as well as incorporate it into their curriculum.

In his role overseeing the AI program at Cristo Rey, Taus conducts professional development with his colleagues on a regular basis. He also continues to explore new ways to integrate AI into his own lesson plans, as well as letting other instructors know to do so.

“I use AI to make my own lesson plan better,” Taus said. “It helps me be more analytic.”

A unique element of Cristo Rey is its work-study program. Kendall said students are in class four days a week. One day is spent in a paid job at a business, or other organization in the community, which helps pay for their education and gets them used to a workplace environment.

Anthony Rivas is in his junior year at Cristo Rey. AI has been part of his academic and work life since he started there as a freshman. AI is not only helpful to his schoolwork, but it has also become part of his workday once a week at AbbVie.

“They set some goals for how they want us to use AI,” Rivas said. “AI helps with my job at AbbVie. We’re taught how to embrace it and use it properly. It’s important to use it in the proper way. I’m able to translate what I do at school into the workplace.”

Maintaining academic integrity is also an important part of the program. The object is using AI to help a student write a better paper, not do the work for the student. Kendall said the proper use is stressed.

“We work with the students on using AI as a tool,” Kendall said. “We teach the students to use it as a coach on how they can better construct a paper. The purpose of a coach is to make them better.”

John Geis, the fine arts teacher at Cristo Rey, said he gave the students an art project to create. They wrote a short paragraph about any subject in their head. Then it was time for some free-form art. When it was done, AI gave each student a college-level critique of their work.

“It really made an impression on the students,” Geis said. “They were stunned to see how accurate it was compared to what they wrote on the back of their artwork.”

An important part of what Taus has done is creating a prompt library. The more precise the prompt fed to AI, the better the response will be. It benefits both the students and their teachers. AI can be prompted to “play the devil’s advocate.”

As sophisticated as AI has become, Taus said it is nothing without humans to feed it.

“There must be a human to give AI input, and there must be a human to verify the response,” Taus said.

US hockey’s Hilary Knight and speedskater Brittany Bowe post video of their engagement at Olympics

MILAN — A medal isn’t the only keepsake Hilary Knight is bringing back from the Milan Cortina Games.

There’s also an engagement ring after the U.S. women’s hockey captain posted a video Wednesday of her proposing to American speedskater Brittany Bowe.

Under the heading “Olympics brought us together,” the video on Instagram shows Knight dropping to one knee and presenting Bowe with a ring. Bowe nods yes, and Knight then slips the ring on her finger.

Knight is scheduled to speak after the Americans practice later in the day. Team USA also confirmed the engagement.

The two first met at the 2018 Pyeongchang Games. And both have said this year’s Olympics will be their last, with Knight appearing in her Team USA women’s hockey record fifth Games.

The video was posted a day before Knight and the favored U.S. team play Canada in the gold medal final. Bowe is a two-time Olympic bronze medalist.

This year, she failed to medal in her first two events by finishing fourth in the 1,000 meters and women’s team pursuit. She will close the Games competing in the 1,500 meters race on Friday.

Who Exactly Is Going To Be Earning More With AI?

Who Exactly Is Going To Be Earning More With AI?

By Michael Every of Rabobank

May The Warsh Be With You

After having written about AI for two days in a row, it wasn’t the intention to do so again today. However, developments on the ground are accelerating while those responsible for dealing with the fallout are failing to understand what the immediate implications are.

Two short movies were just made with AI for pennies, in hours, both more entertaining than anything Hollywood has splurged onto our screens in some time. (The latest trailer for ‘The Mandalorian and Grogu’ underlines Hollywood no longer understands movie- and myth-making, or even The Force behind fonts.) Indeed, Warner Brothers, Paramount, and Netflix are standing in a circle like the gunfighters at the end of The Good, The Bad, and The Ugly (which IS a great movie),… as a giant T-Rex in sunglasses parachutes in to a heavy metal soundtrack to eat them.

Another video showed Chinese robots doing acrobatic kung fu, when their Russian equivalent fell off the stage at its launch as if after too much vodka. Robots like that can do almost any job, 24/7, faster and better than humans. That includes soldiery. With AI, they can learn from us then teach themselves. That’s as serious as a giant T-Rex in sunglasses is trivial.

The Fed’s Barr and Daley addressed AI yesterday. The headline, written by Bloomberg AI, is that neither think this potential revolution makes the case for lower rates. That places them in stark opposition to Fed Chair nominee Warsh even before he gets appointed, and even before other areas of controversy arise within the FOMC, which they will.

Barr’s main argument is that AI means the demand for capital would rise because of strong business investment, while “household savings could fall due to expectations of stronger real wage growth and thus higher lifetime earnings.” Daley noted higher growth would dictate a higher neutral rate in “the standard model” because “the demand for investment would rise relative to the supply of savings.” Yet that analysis –which may well be copied and pasted around other institutions as if by AI agents– lacks sufficient human, let alone artificial intelligence.

Obviously, AI is going to be inflationary in some areas – it already is. However, it’s got nothing to do with constraints on CAPITAL in a fiat credit based system with an equity market where ludicrous P/E ratios are normal – indeed, US 10-year yields have been trending down even as AI action has heated up. The real world AI constraints are PHYSICAL: electricity, copper, memory chips, rare earths, etc.

Equally obviously, AI is going to be deflationary for many other areas. Barr echoes the gibberish early AIs spat out in predicting “expectations of strong wage growth and higher lifetime earnings.” Who is going to be earning more with AI? Hollywood types about to be replaced? The swathe of white collar workers going the same way? The blue collar workers who face competition from robots who can do back flips to the building site they labour away at 24/7?

Setting rates high vs AI would mean deeper disaster for those hit by it. Setting rates too low to help those hit by AI would inflame inflation in the areas boosted by it. In short, how the Fed works logically needs to change. However, at least two of the current members of the FOMC are instead producing the monetary policy equivalent of ‘The Mandalorian and Grogu’ – reheated nonsense that undermines its own mythic power and collapses its fanbase. Or, maybe, they just don’t want to say ‘May The Warsh Be With You’(?) That could also be the way.

The RBNZ left rates on hold today and said it expects them to stay there – but said nothing about AI.

Meanwhile, the second round of US-Iran talks ended with the Iranians smiling and talking about deals within reach, and a third round pencilled in for two weeks from now to close gaps. Markets liked that. However, the US is still surging military equipment to the region; Iran also insulted and threatened the US yesterday, partially closing the Strait of Hormuz for the first time since the 1980s; and both regional reports and Vice President Vance underlined that Tehran is playing for time while it tries to regain control of its restless population, and is ignoring core US demands. Recall in 2025, Iran offered the US the same deal it’s offering now – and got bombed.

On which note, India and France just upgraded their ties to a strategic partnership – which is a win for France but complicates the EU moving as one on foreign policy as we move towards a possible multi-tier Europe. It also has interesting implications given India’s closeness to Russia, and steely relations with Pakistan, which is in turn close to Saudi and Turkey. That’s as the UK PM, who gave a pugnacious speech in Munich and returned to push for 3% of GDP defense spending by 2029, suffered his latest of blow as Chancellor Reeves blocked that move.

The US also hardened its allegations that China just conducted a secret nuclear test, speaking to our tense geopolitical backdrop. In Peru, Congress ousted President Jeri after just four months in office because of China-linked meetings: another win for the Donroe Doctrine, it seems.

In geoeconomics, the US announced the first three projects under Japan’s $550bn trade deal, which will include around $33bn for an LNG-powered plant, a crude oil facility and a synthetic industrial diamonds plant. This is much more significant than it looks: it’s proof of concept that the US can tell trade and security partners where to place their capital back into the US, rather than them just pushing it into US stocks or bonds. Some may knock this in the same way they do US non-FTA trade deals – but they are still paying those tariffs, so will likely invest as asked.

The recent Trump-Milei trade pact is placing pressure on the EU to act on its Mercosur FTA, now only being applied provisionally. The Trump deal with Argentina overrides it in some places, underlining the argument that Donroe Doctrine > technocratic FTA when push comes to shove.

The EU is stating it could move ahead with a Russian oil services ban without G7 support, but Malta and Greece won’t back the measure unless the US also gets on board – so how does the EU ignore their lack of support?

In terms of key political developments, New York Mayor Mamdani just warned of a nearly 10% property-tax increase if he can’t soak the wealthy instead; Sergey Brin is backing a group trying to undercut California’s proposed billionaire tax; and the UK’s HMRC has hired 1,000 valuation officials ahead of its imposition of a ‘mansion tax’.

Also telling given AI hasn’t started to wreak havoc yet, Politico reports that ‘1 in 5 Europeans say dictatorship might be preferable’ – with the caveat that many don’t dislike it in principle, just how it works in practice. That’s OK then. The same media talks of ‘Macron’s mission: Le Pen-proof France before the 2027 election’, while warning that this undermines the neutrality of the institutions that will need to be seen as such if current political polarisation continues to grow.

Finally, the ‘rules-based order’ cheerleader Financial Times also has an op-ed arguing ‘Perhaps we should all be banned from social media’ because “Focusing only on under-16s obscures the lack of internet safeguards for everyone else”. One can start to pick up a certain Luddite-ism in the zeitgeist. That’s both understandable, and predictable. Yet it surely won’t apply globally, which will only increase the growing differences within and between our societies and economies.

Markets should prepare for far greater volatility – and not just because two people at the Fed don’t buy the Warsh case for lower rates.

Aurora police investigating two Monday shootings

Two separate shootings occurred in Aurora Monday evening, one of which left two juveniles injured, the Aurora Police Department said on Tuesday.

At around 6:06 p.m. on Monday, members of the police department’s Special Operations Group were patrolling the area of Bonner Avenue and North Loucks Street when they heard gunfire, a news release from the department said. ShotSpotter technology also detected shots fired in the same location.

Officers responded and located numerous fired cartridge casings in the roadway in front of a home in the 1100 block of Bonner Avenue, the news release said. The home was struck multiple times by gunfire, but the residents inside were not injured, police said.

A canvass of the neighborhood was then conducted for witnesses, surveillance footage and potential suspects, the department said. Evidence technicians also processed the scene, and detectives continued to pursue investigative leads, police said.

Then, at around 9:10 p.m., Aurora police received reports of a shooting involving two vehicles traveling south on Douglas Avenue near Melrose Avenue, the news release said.

A preliminary investigation indicates that the occupants of a red sedan became involved in an encounter with people in a dark-colored SUV, and gunfire was exchanged, according to the department. The investigation  indicates that the SUV pulled alongside the sedan and multiple shots were fired from the SUV, and that the driver of the sedan also discharged a firearm before both vehicles fled, police said.

Two juvenile passengers in the sedan sustained gunshot wounds and were taken to a local hospital, the news release said. One suffered serious injuries and was airlifted to another area hospital, and remains in critical but stable condition. The second sustained a non-life-threatening injury, and the two other occupants in the sedan were not harmed.

The SUV has not been found, the department said, and investigators are working to determine the circumstances that led to the encounter and whether the occupants or vehicles were known to each other prior to the incident. Officers and detectives also canvassed the area for evidence and witnesses.

Both investigations remain active, according to the department, which noted that investigators have not identified any indication that the two shooting incidents on Monday are related or pose an ongoing threat to the broader community.

Anyone with information about the shootings is asked to contact the Aurora Police Department’s Investigations Division at 630-256-5500. Individuals can also submit tips anonymously to Aurora Area Crime Stoppers at 630-892-1000 or via its website at www.p3tips.com/135.
